Updated November 2026. Prices, prime sales volumes and branded-residence figures were checked against 2025-2026 market reports and Dubai Government sources.

This guide is for buyers and tenants looking at the top end of Dubai’s market, broadly homes priced from about AED 10 million. It covers where prime homes are concentrated, what the branded-residence trend means in practice, what prices per square foot look like in 2026, and the practical points that matter before you commit: service charges, off-plan versus ready, and the Golden Visa.

In short: 2025 was a record year for prime sales, H1 2026 was stronger still, and Q3 2026 brought the first quarterly dip in prime prices since 2020, giving buyers more room to negotiate.

How big is Dubai’s prime market in 2026?

Sales of homes above US$10 million (about AED 36.7 million):

  • 2025: 500 sales above US$10 million worth about US$9.05 billion, up from 435 sales in 2024. A record 68 homes sold for more than US$25 million.
  • H1 2026: 296 sales worth about US$5.1 billion, up 16% by number on H1 2025. Q2 alone included a record 26 homes above US$25 million.
  • Q3 2026: 86 sales worth about AED 5.77 billion, down from 131 in Q2 and 103 in Q3 2025. About two-thirds of these deals were villas.

Market analysts see the ongoing regional conflict as the biggest drag on activity. In Q3, average prices across Dubai’s ten main prime neighbourhoods fell 5% quarter on quarter, and Palm Jumeirah values were about 9% lower than a year earlier. Prime areas have still held up better than the mainstream market, where prices are estimated to have eased 5-20% depending on location.

Where is luxury living concentrated?

  • Palm Jumeirah: the most liquid prime address, with 27 sales above US$10 million in Q3 2026, mainly frond villas and beachfront penthouses.
  • Emirates Hills: large plots around the Montgomerie golf course, mostly custom-built mansions. Seven US$10 million-plus sales in Q3 2026.
  • Jumeirah Bay Island: a small, gated island off Jumeirah with the highest average price per square foot of any prime area. An AED 280 million villa sale was recorded there in Q2 2026.
  • Dubai Hills Estate mansions: the golf-course mansion clusters drove 51 sales above US$10 million in H1 2026, the most of any community in that period.
  • Downtown Dubai and Business Bay: the centre of branded high-rise living, with the city’s largest concentration of branded developments.
  • Dubai Harbour and Emaar Beachfront: beachfront towers next to Dubai Harbour’s marina, which Dubai’s Media Office describes as the region’s largest, with close to 700 berths for yachts up to 160 m.

Jumeirah Second, La Mer and Palm Jebel Ali (due for completion in 2028) also rank among the busiest US$10 million-plus locations.

Sources: official DLD data and current market reports (2026). Jumeirah Bay Island trades above all of these but is not broken out in the market data. Averages mix very different stock and trophy homes trade far above them. Dubai Harbour and Business Bay branded towers are not broken out in these reports; The overall Business Bay apartment average was about AED 2,410 per sq ft, well below what branded towers there command.

Why are branded residences everywhere?

A branded residence is a home linked to a hotel, fashion, design or car brand, often with hotel-style services. Dubai has more of them than any other city. By mid-2026 the city had around 180 live and planned branded developments, more than double Miami and up from about 50 in 2020, with the most in Downtown (23), Business Bay (21) and Palm Jumeirah (18).

The same report put the average branded price at about AED 3,660 per sq ft in H1 2026, around 56% above comparable non-branded homes, although branded transaction volume fell 21% on H1 2025. About 82% of branded deals were off-plan. Recent examples with recorded sales:

  • Aman Residences Dubai (Jumeirah Second): a six-bedroom apartment sold for AED 422 million in H1 2026, the most expensive home sale of the half. Completion is scheduled for late 2029.
  • Bugatti Residences by Binghatti (Business Bay): a 47,200 sq ft penthouse sold for AED 550 million in Q4 2025, a UAE penthouse record.
  • Como Residences (Palm Jumeirah): held the previous penthouse record at AED 500 million in 2023.
  • Mercedes-Benz Places at Binghatti City: about a quarter of all branded transactions in H1 2026.

The premium pays for design and service standards, and sometimes a rental programme. It also brings higher service charges, and resale value depends on the brand staying in the building, so read the management agreement before you sign.

What does AED 10 million buy in 2026?

Using the averages above as a rough guide, AED 10 million buys roughly 2,000-2,500 sq ft on Palm Jumeirah or Bluewaters, around 3,000-3,300 sq ft in Downtown, or about 3,500-4,000 sq ft of villa space in Dubai Hills Estate. On Jumeirah Bay Island, which has the highest prices per square foot in the city, or in Emirates Hills, where homes are large mansions on big plots, AED 10 million is below the entry point for most homes. These are indicative only; condition, view, plot size and floor make a large difference.

What does the lifestyle actually involve?

  • Beach and beach clubs: Palm Jumeirah, Bluewaters, Emaar Beachfront, La Mer and Jumeirah Bay all have direct beach access, and many branded buildings include private beach areas or club memberships.
  • Marinas: Dubai Harbour holds Gold Anchor and Super Yacht Ready accreditations from The Yacht Harbour Association, and Dubai Marina offers further berths nearby.
  • Schools: Dubai Hills, Emirates Hills and Jumeirah are within reach of several established British, American and IB schools. Check each school’s latest KHDA inspection rating before choosing an area.

Practical notes for prime buyers and tenants

  • Service charges: approved rates for every building are published in the RERA Service Charge Index on the Dubai Land Department website, based on budgets owners’ associations submit through Mollak. Luxury and branded towers usually sit well above standard buildings. Check the index for the exact building before you make an offer.
  • Off-plan versus ready: most prime and branded deals are now off-plan, often on staged payment plans. Off-plan gives a lower entry price but carries delivery risk and no income in the meantime. Industry forecasts expect fewer homes to complete on time in 2026 than first forecast. Ready homes cost more per sq ft but can be inspected, financed more easily and occupied or let at once.
  • Golden Visa: property with a DLD-registered value of at least AED 2 million can support a 10-year Golden Visa, including mortgaged and qualifying off-plan homes. Every prime purchase clears this threshold, but joint owners each need a share worth AED 2 million.
  • For tenants: market data showed average rents across major communities down 8-10% in Q2 2026 as handovers rose. That gives tenants more room to negotiate on large villas and penthouses, especially on longer leases.

Frequently asked questions

What is the most expensive area to buy property in Dubai in 2026?

By average price per square foot, Jumeirah Bay Island leads Dubai’s prime areas by a wide margin. By number of US$10 million-plus sales, Palm Jumeirah and Dubai Hills Estate are the busiest locations.

Are Dubai luxury property prices falling in 2026?

Prime prices rose strongly through 2025 and early 2026, but prices fell 5% quarter on quarter across the ten main prime neighbourhoods in Q3 2026, the first fall since 2020. Palm Jumeirah averaged about AED 4,083 per sq ft, roughly 9% lower than a year earlier.

How much more do branded residences cost in Dubai?

Morgan’s International Realty found branded homes averaged about AED 3,660 per sq ft in H1 2026, roughly 56% above comparable non-branded homes. Service charges are also usually higher, so compare total running costs as well as the purchase price.

Does buying a luxury home in Dubai qualify for a Golden Visa?

Yes, if the DLD-registered value is at least AED 2 million, which covers any prime purchase. Mortgaged and qualifying off-plan properties can count, and joint owners each need a share worth at least AED 2 million.

Should I buy off-plan or ready at the top end?

Off-plan offers lower entry prices and payment plans but involves delivery risk and years without income. Ready homes cost more per sq ft but can be inspected, financed and used immediately. Many prime buyers choose ready stock in established areas and off-plan only with developers who have a strong delivery record.
