Updated October 2026. Prices and yields checked against official DLD transaction data and Q3 2026 market figures.

The best areas to buy property in Dubai depend on what you want from the purchase: steady rental income, a family home, a prime address, an affordable first step or long-term growth from off-plan. This guide groups Dubai’s main freehold areas by goal, with approximate 2026 prices per square foot and gross rental yields from published market data.

What is the Dubai property market like in 2026?

After several years of strong growth, the market has cooled in 2026. Q3 2026 market figures show average apartment prices down 4.8% on the previous quarter, to about AED 1,817 per sq ft, and apartment rents down around 10 to 13% year on year in Dubai Marina, Business Bay and JVC. New launches have also slowed sharply.

For buyers, that means more room to negotiate and less pressure to rush. It also means yields quoted from early 2026 data may now be slightly lower, so treat every figure below as approximate.

Jumeirah Village Circle (JVC)

Expect roughly AED 1,300 to 1,500 per sq ft and gross yields around 7%. Rents here fell about 10% year on year to Q3 2026, and new supply is high, so choose buildings carefully.

Business Bay

A central district beside Downtown, popular with professionals and short-let investors. Apartments average around AED 2,100 per sq ft, with gross yields of about 6 to 6.5%. Rents dropped about 12% year on year to Q3 2026, so check current achievable rents, not last year’s.

Apartment yields are around 6.3%, villas around 4.3%. It was among the strongest villa markets in H1 2026.

Arabian Ranches

A mature villa community with schools, a golf club and green space. Villas and townhouses average about AED 2,200 per sq ft, with gross yields close to 4%. Buyers here usually prioritise lifestyle and resale value over income.

Apartments average around AED 1,200 per sq ft, with gross yields of about 7 to 8.5%. Market data shows apartment prices up about 15% over the past year, one of the few areas still rising. Much of the stock is off-plan, so completion dates matter.

Dubai Creek Harbour

An Emaar waterfront master community a short drive from Downtown, with many towers still being delivered. Average transaction prices are around AED 2,550 per sq ft, with yields of about 5.5%. Buyers come here for the lower entry price compared with Downtown and long-term growth as the community completes.

How to choose the right area

  • Work out your goal first. High-yield areas tend to grow more slowly, and prime areas tend to yield less.
  • Use net yield, not gross. Service charges vary widely between buildings and can take 1 to 2 points off your return.
  • Check upcoming supply. Areas with many handovers due can see rents soften.
  • Think about the Golden Visa. Property worth AED 2 million or more can qualify you for a 10-year visa.
