About these terms

• These terms cover your use of the website and our general dealings with you through it.
• When we act for you in a sale, purchase, lease or property management, the written agreement and the Dubai Land Department (DLD) and RERA forms signed for that transaction also apply. If they conflict with these terms, the signed agreement takes priority.
• Our Privacy Policy explains how we collect and use your personal information, and forms part of these terms.

Using the website

• You must be 18 or older to make an enquiry or create an account.
• Please give accurate information. You must not impersonate anyone or submit an enquiry on someone else's behalf without their permission.
• You must not copy or collect listings or other content by automated means (such as scraping or bots), try to get around the website's security, upload anything harmful, or use the website to send unsolicited marketing.
• We may restrict access to the website, or suspend or close an account, if we reasonably believe these terms have been broken.

Property information

• Listing details, including prices, sizes, floor plans, payment plans, handover dates and images, come from owners, landlords, developers and other sources. We take reasonable care to keep them accurate, but they can change at any time and may contain errors.
• A listing is not an offer or a contract. A property may be withdrawn, let or sold at any time, and nothing is reserved until the relevant agreement is signed.
• Images of off-plan projects may be artist's impressions supplied by the developer. Prices, payment plans and handover dates for off-plan projects are set by the developer and may change.
• Sizes are approximate. Please check them against the title deed, Oqood or developer documents before you commit.
• Before entering into any transaction, you should make your own checks and, where appropriate, take independent legal, financial or tax advice.

Valuations, calculators and market information

• A valuation or price guide from Houzon, whether online or from one of our agents, is our opinion of market value based on the information available at the time. It is not a formal valuation for mortgage or legal purposes, and it does not guarantee the price or rent you will achieve.
• Mortgage calculators, price-per-square-foot figures and market data on the website are for guidance only. They are not financial advice or an offer of finance. Any mortgage is offered by a lender on its own terms and criteria.

Enquiries and how we contact you

• When you send us an enquiry, valuation request or viewing request, or message us by phone, WhatsApp or email, you agree that we may contact you by phone, WhatsApp, SMS or email about that enquiry.
• To deal with your enquiry we may share it with the agent responsible and, where needed, with the owner, landlord or developer of the property.
• We only send marketing messages where the law allows. You can opt out at any time by replying to us, using the unsubscribe link, or emailing info@houzon.com.

Fees and payments

• Using the website is free. We do not take payments through the website.
• Commission and fees for our brokerage services are agreed with you in writing before we act for you, in line with RERA regulations.
• Protect yourself from fraud: we will never ask for your card details, passwords or one-time codes by email, phone or WhatsApp. Before paying any money to anyone who says they represent Houzon, please confirm the payment details with us directly on +971 4 452 3345 or at info@houzon.com.

Intellectual property

• The website's content and design, including text, photos, graphics and the Houzon name and logo, belong to Houzon or to those who license them to us, such as developers and photographers.
• You may view and print pages for your own personal, non-commercial use. You may not copy, republish, change or use any content for commercial purposes without our written permission.

Links to other websites

The website links to other sites and services, such as developers, property portals, maps, WhatsApp and social media. We do not control them and are not responsible for their content or how they use your information. Their own terms and privacy policies apply.

Our responsibility to you

• We take reasonable care to keep the website accurate, secure and available, but we cannot promise it will always be error-free, uninterrupted or free from viruses.
• As far as UAE law allows, Houzon is not responsible for indirect or consequential loss, or for loss caused by relying on information on the website without making your own checks.
• Nothing in these terms limits or excludes any liability that cannot be limited or excluded under UAE law.
• If you misuse the website or break these terms, you are responsible for any loss this causes to Houzon.

Changes to these terms

We may update these terms from time to time. The date at the top shows when they were last changed. Changes do not affect agreements already signed. By continuing to use the website after a change, you accept the updated terms.

Law and disputes

• These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates.
• If you have a concern, please contact us first and we will try to resolve it. If we cannot, the courts of Dubai have exclusive jurisdiction.
• If any part of these terms is found to be invalid or unenforceable, the rest remains in effect.
• If these terms are translated, the English version applies as far as the law allows.
