Updated October 2026. Prices and yields checked against official DLD transaction data and Savills’ Q3 2026 figures.
You can still buy a home in Dubai for well under AED 1 million, and a townhouse for under AED 2 million, if you know where to look. This guide covers the most affordable areas to buy property in Dubai in 2026, for both apartments and townhouses, with approximate prices, rental yields and the trade-offs of each area.
Is it a good time to buy affordable property in Dubai?
The market has cooled in 2026. Savills’ Q3 2026 figures show average apartment prices down 4.8% on the previous quarter, to about AED 1,817 per sq ft, and villa and townhouse prices down 3.3%. Rents have also fallen in several popular areas, but the most affordable areas have held up better: Savills recorded International City rents almost flat year on year, while Dubai Marina rents fell about 13%.
For buyers, that means more choice and more room to negotiate. It also means yields quoted from early 2026 data may be slightly lower now, so treat every figure below as approximate.
Most affordable areas to buy an apartment in Dubai
| Area | Approx. price per sq ft (AED) | Approx. studio price (AED) | Approx. 1-bed price (AED) | Approx. gross yield |

| Dubai Sports City | About 1,080 | About 556,000 | About 837,000 | About 8% |

| Arjan | About 1,520 | About 654,000 | About 1,170,000 | About 7% |
Figures are approximate for 2026 and rounded. Most are average asking prices from H1 2026 market data. International City figures are based on registered transactions, and the JVC and Dubai South ranges include DLD transaction medians. Gross yield is annual rent divided by price, before service charges.
International City
The cheapest freehold area in Dubai, with country-themed clusters of low-rise buildings near Dragon Mart. Studios and 1-bedroom flats often trade below AED 450,000, and gross yields are around 9%. The trade-offs are older buildings, busy streets and no metro yet, although the planned Blue Line is set to serve the area. Pick a well-maintained cluster and check the service charges.
Dubai Sports City
Built around a cricket stadium and the Els Club golf course, Dubai Sports City offers some of the lowest prices per sq ft in new Dubai. Studios average around AED 556,000 and yields are close to 8%. Most residents drive, as there is no metro station.
Dubai Silicon Oasis
A technology free zone and residential community on the Dubai–Al Ain Road, popular with tenants who work in the free zone or nearby. Studios average around AED 556,000 and 1-bedroom apartments around AED 863,000, with gross yields of about 8%.
Dubai South
The area around Expo City and Al Maktoum International Airport, with many new and off-plan buildings. Apartment prices are around AED 1,200 per sq ft, and market data shows apartment prices up about 15% over the past year, one of the few areas still rising. Buyers here are betting on the area’s growth as the airport expands.
Jumeirah Village Circle (JVC)
Dubai’s most popular mid-market community, closer to the city than most affordable areas. Prices are higher, with studios around AED 690,000, but tenant demand is deep and yields are around 7%. Rents here fell about 10% year on year in Q3 2026 and new supply is high, so choose the building carefully.
Arjan
Next to Dubai Miracle Garden and Al Barsha South, Arjan offers similar prices to JVC with many newer buildings. Studios average around AED 654,000 and yields are about 7%.
Most affordable areas to buy a townhouse in Dubai
| Area | Approx. townhouse or 3-bed price (AED) | Approx. gross yield |
|---|---|---|
| Dubailand (Villanova, Serena and nearby) | About 1.6M average for townhouses | About 5% |
| Damac Hills 2 | About 1.8M (townhouses and 3-bed villas) | About 6% |
| Dubai South | About 2M average for townhouses | About 5% |
| Damac Lagoons | About 2.6M (3-bed) | About 6% |
| Town Square | 2.8M to 3.2M (3-bed) | 5 to 5.5% |
Figures are approximate for 2026 and rounded. Dubailand, Damac Hills 2, Dubai South and Damac Lagoons figures are asking-price market data from 2026. Town Square figures are registered sales in Maha Townhouses, July to October 2026.
Damac Hills 2
The most affordable large villa and townhouse community in Dubai, at around AED 1,070 per sq ft. Townhouses and 3-bedroom villas average around AED 1.8 million, with gross yields near 6%. It is further out, off Al Qudra Road, so commuting time is the main trade-off.
Dubailand
A large district that includes communities such as Villanova, Serena and The Villa. Market data puts the average townhouse price at around AED 1.6 million. Each sub-community has a different feel, age and developer, so compare them individually.
Dubai South
Townhouses here average around AED 2 million, in communities such as The Pulse and South Bay. Like Dubai South’s apartments, they appeal to buyers who expect the area to grow with the airport.
Damac Lagoons
A newer community of themed clusters around artificial lagoons. 3-bedroom homes start at around AED 2.6 million, with yields of about 6%. Rents fell about 13% year on year in Q3 2026 as many homes were handed over, so check current rents if you are buying to let.
Town Square
Nshama’s family community off Al Qudra Road, with parks, a central plaza and schools nearby. It is a step up in price, with 3-bedroom townhouses in Maha Townhouses selling for around AED 2.8 to 3.2 million in recent months, but it is one of the most established mid-priced townhouse communities.
How much do I need to buy an affordable property?
Example: a AED 800,000 apartment with a mortgage
- Deposit (20% for a resident expat’s first home): AED 160,000
- DLD transfer fee (4%): AED 32,000
- Title deed: AED 580
- Trustee office: AED 4,200 including VAT
- Agency commission (2% + VAT): AED 16,800
- Mortgage registration (0.25% of the loan + about AED 290): about AED 1,890
- Bank valuation: about AED 2,500 to 3,500
- Total cash needed: about AED 218,000
UAE Central Bank rules let expat residents borrow up to 80% for a first home worth up to AED 5 million. Non-residents usually borrow around 50 to 60%. See how much mortgage you can apply for, or speak to our mortgage team.
What to check before buying in an affordable area
- Service charges. They can take a large share of rent on low-priced units. Compare the net yield, not the gross yield.
- Building quality. In older areas, the cluster and the owners’ association matter as much as the price.
- Upcoming supply. Areas with many handovers due can see rents soften.
- Transport. Several affordable areas have no metro station yet, which affects tenant demand.
- Residency. Most homes in this guide are below the AED 2 million value needed for the 10-year Golden Visa.
