Dubai rents have levelled off in 2026 after several years of sharp rises, and there are still plenty of areas where a one-bedroom costs well under AED 80,000 a year. This guide covers the most affordable areas to rent in Dubai in 2026: who each one suits, how you get around, approximate rents for studios, one-bedroom and two-bedroom flats, and the extra costs to budget for when you move in.

Area by area: who each one suits
International City
International City is one of the lowest-cost places to rent a studio or one-bedroom in Dubai, with country-themed clusters and Dragon Mart next door. It suits single professionals and couples on a tight budget. There is no metro today, so most residents drive or use buses. The planned Dubai Metro Blue Line, which the RTA expects to open in 2029, will have stations at International City.
Al Nahda
Al Nahda, on the Dubai side of the Sharjah border, has the lowest average one-bedroom rent in 2026 market data at around AED 55,000. It suits families and commuters working in Deira, Al Qusais or near the airport. The Green Line has stations at Al Nahda and Stadium, and there are parks, schools and supermarkets close by. Traffic towards Sharjah is heavy at peak times.
Deira and Bur Dubai
The older districts either side of Dubai Creek have some of the cheapest studios in the city and the best metro coverage, with both the Red and Green Lines. They suit people who want to live without a car, close to souks, offices and the airport. Buildings are older and parking can be hard to find. Bur Dubai costs more than Deira: market data estimates one-bedroom rents around BurJuman at roughly AED 70,000 to 110,000 a year.
Dubai Silicon Oasis
Dubai Silicon Oasis (DSO) is a planned community with a technology free zone, wide roads, parks and a mix of older and newer towers. Studios average roughly AED 44,000 to 50,000 depending on size and building. It suits people working in DSO, Academic City or the Mirdif side of the city. There is no metro yet, but DSO is on the route of the future Blue Line.
Discovery Gardens and Al Furjan
Discovery Gardens offers low-rise, garden-style apartment clusters and has its own station on the Red Line’s Route 2020 branch, which runs towards Expo City. That makes it a practical choice for people working in Dubai Marina, JLT, Jebel Ali or Dubai Internet City. Neighbouring Al Furjan is newer and also served by Route 2020, with one-bedroom rents around AED 75,000.
Dubai Sports City
Dubai Sports City suits young professionals and sports fans who want a newer community at a lower price than JVC or the Marina. Studios average around AED 42,000 to 45,000 in popular buildings. There is no metro, so a car is helpful, though Al Khail Road and Sheikh Mohammed Bin Zayed Road are close.
Jumeirah Village Circle (JVC)
JVC is the most popular mid-market rental community in Dubai, with a huge range of new buildings, cafes and schools. It costs more than the areas above, but you often get a newer building with a pool and gym. It suits young families and professionals working in Dubai Marina, Al Barsha or Business Bay. There is no metro, and traffic at the community’s entrances is busy at rush hour.
Dubai South
Dubai South, next to Al Maktoum International Airport and Expo City, has some of the cheapest new-build apartments in Dubai, with one-bedroom rents around AED 60,000. It suits people working in Jebel Ali, Dubai South or at the new airport, and those happy to live further out in exchange for space. The Expo 2020 metro station is nearby, but most homes need a car or a feeder bus.
Mirdif
Mirdif is a settled family area near the airport, known for villas, schools and City Centre Mirdif. Apartments are not the cheapest, but it is one of the more affordable places to rent a villa: H1 2026 market data puts three-bedroom villas at around AED 142,000 a year. The Blue Line will also have a Mirdif station when it opens.
How much does it cost to move into a rental in Dubai?
Rent is not the only cost. Budget for these one-off and running costs when you sign a lease:
- Security deposit: usually 5% of the annual rent for an unfurnished home and 10% for a furnished one. It is refundable at the end of the lease, less any deductions for damage.
- Agency fee: usually 5% of the annual rent, plus VAT. Confirm the exact amount with your agent before you view.
- Ejari registration: every Dubai tenancy contract must be registered with Ejari. Through official channels the fee is around AED 100 plus VAT and small knowledge and innovation fees; typing centres charge more.
- DEWA deposit: a refundable deposit of AED 2,000 for an apartment or AED 4,000 for a villa, plus a non-refundable connection fee.
- Housing fee: 5% of the annual rent, collected monthly on your DEWA bill.
- Chiller (district cooling): some buildings bill air conditioning separately through a cooling provider, with its own deposit and monthly charges. Ask whether the rent is “chiller free” before you sign.
- Moving: around AED 1,500 to 2,500 for a one or two-bedroom apartment.
Example: an AED 60,000 unfurnished one-bedroom
- Security deposit (5%): AED 3,000
- Agency fee (5% + VAT): AED 3,150
- Ejari: about AED 150 to 250
- DEWA deposit: AED 2,000
- Upfront on top of the first rent cheque: about AED 8,300 to 8,400
How can I pay less rent in Dubai?
- Offer fewer cheques. Landlords often accept a lower rent for one or two cheques instead of four or more.
- Look one area over. Moving from JVC to Dubai Sports City, or from Bur Dubai to Al Nahda, can save AED 10,000 to 20,000 a year on a one-bedroom.
- Check chiller and parking. A cheaper rent can cost more once separate cooling bills and paid parking are added.
- Use the Dubai rental index. When you renew, the DLD rental index calculator shows whether your landlord can raise the rent and by how much.
