Living in Dubai Creek Harbour in 2026: Prices, Rents and Getting Around

Tuesday 3 November 2026

7 minutes

The single biggest thing to understand about living in Dubai Creek Harbour is the date 9 September 2029. That’s when the Dubai Metro Blue Line is scheduled to open, with a station right in the community. Until then, life here works best with a car, and in return you get creekside living, a flamingo reserve on your doorstep and one of the best views of the Burj Khalifa in the city.

Quick answer: Dubai Creek Harbour is Emaar’s master community of about 6 sq km on Dubai Creek, next to Ras Al Khor Wildlife Sanctuary. It suits people who want waterfront living close to the old city and Downtown, and who drive or don’t mind the abra for now. The Blue Line metro station, scheduled for 9 September 2029, will change how connected it feels.

What living in Dubai Creek Harbour is like

This is a newer, planned part of the city on the water. Emaar is building it out as a master community of about 6 sq km, with residential towers along the creek, the Creek Beach district with its own urban beach, and Creek Marina on Creek Island, with a promenade of shops and restaurants alongside.

The day-to-day feel is calmer than Downtown or the Marina. Evenings are about walks along the promenade and the view back across the water towards the Burj Khalifa skyline, which is the reason many people move here in the first place.

One thing you’ll hear about: Dubai Creek Tower. It’s planned as the community’s centrepiece, but it isn’t under construction. Emaar’s tender for it was pushed back in June 2026 over material costs, and there’s no completion date. Buy or rent for what’s here now, not for the tower.

Getting around: by road, by abra and, from 2029, by metro

By car. Bridges link Dubai Creek Harbour to Al Khail Road and Ras Al Khor Road, with quick access to the Dubai–Al Ain Road. For most residents today, the car is the main way in and out.

By water. RTA runs abra (small water taxi) routes from Dubai Creek Harbour to Al Jaddaf, which connects to the Green Line at Creek station, and on set days to Dubai Festival City. RTA sets the timetables and changes them from time to time, so check the RTA app before you rely on them.

By metro, from 2029. The Dubai Metro Blue Line is scheduled to open on 9 September 2029. The line runs 30km with 14 stations, and Dubai Creek Harbour gets the Emaar Properties Station: 74m tall, billed as the world’s tallest metro station, and designed for up to 160,000 riders a day. For the latest progress, see the Dubai Media Office.

Our take: if you commute to DIFC or Downtown by car, the location is excellent. If you rely on the metro every day, think hard about the next few years before you sign a long lease.

Ras Al Khor Wildlife Sanctuary: flamingos next door

Few Dubai communities have a nature reserve as a neighbour. Ras Al Khor Wildlife Sanctuary covers about 6.4 sq km and is home to nearly 450 species, with around 20,000 migratory birds passing through each year. The flamingos are the stars.

Entry is free and the bird hides open from 7:30am to 5:30pm in the winter months. Opening days have varied, so check Dubai Municipality’s plan your visit page before you go. Early morning in the cooler months is the best time for birds.

There’s more coming. Dubai Municipality is running an AED 650 million upgrade in two phases. The first, habitat work, is due by the end of 2026. The second adds a visitor centre, birdwatching towers, a 5.6km cycle track and 3km of walking trails, at a later stage.

Who Dubai Creek Harbour suits

  • Couples and young professionals who want a new building, waterfront walks and a short drive to DIFC and Downtown.
  • Families with younger children who value promenades, a beach and the sanctuary. Map your school run before you commit, because it’ll mean driving out of the community.
  • Long-term buyers and investors who are thinking past 2029, when the Blue Line station opens.

It suits you less if you need a metro station on your doorstep today, or if you want the late-night buzz of the Marina or JBR.

One 5-bedroom sale (about AED 20.1 million) is left out of the table, which makes up the total of 3,859.

Renting is just as active. 5,948 tenancy contracts were registered in the same 12 months, up 16% on the year before, while average rents stayed broadly flat:

Average annual rent divided by average sale price (all sales, including off-plan) for the same home size. Our Creek Harbour apartments-for-sale page uses resale prices only, so its yields are a little higher. A starting point, not a forecast for a specific home. Four-bedroom figures are based on few deals (24 sales, 34 rentals). Source: official DLD data.

These are averages of the homes that actually sold or were let, so they reflect the mix of deals rather than the value of any one apartment. The indicative yield divides the average rent by the average sale price for the same home size; it is a starting point, not a forecast. Sale prices rose faster than rents over the year, so yields have edged down for buyers paying today’s prices.
