Dubai Hills Estate is often described as one residential neighbourhood, but its property market contains several distinct segments: compact apartments, larger family apartments, townhouses and substantial luxury villas. A single average asking price can therefore be a poor guide to what a particular home is worth.
If you are looking at Dubai Hills Estate property prices in 2026, the most useful approach is to start with registered sales and then narrow the comparison to a specific building, home type and floor plan.
Dubai Hills Estate property prices: the latest data
An analysis of official DLD transaction data, with data through 26 October 2026 places the community’s trailing-year median price at approximately AED 2,385 per sq ft, up 0.7% year on year. Its 12-month transaction count is 2,915, based on its stated classifications and filtering, which include some land transactions.
A separate analysis of official DLD data, covering the 12 complete months to September 2026, reports 2,411 registered sales, a median AED 2.17 million sale price and median AED 2,400 per sq ft. The differences show why reports should not be treated as interchangeable: geographical mapping, quality filters and transaction definitions vary.
The medians primarily describe the mix of homes sold. They are not prices for all apartments or villas, and they are not asking-price estimates for a property currently on the market.
Apartment prices versus villa prices
For perspective, a September 2026 sample of official DLD sales reported apartment medians near AED 2.3 million and AED 2,374 per sq ft across 132 apartment sales in that dataset. Its much smaller sample of 21 villa sales included substantially higher-value properties, with a median around AED 12.8 million. The luxury-villa figure should not be generalised to all townhouses and villas in Dubai Hills Estate.
This is why a buyer considering a one-bedroom apartment should not use a community-wide average influenced by villa transactions. A villa owner should not price a four-bedroom home using a median generated largely by apartment transfers.
Apartments: what affects valuation?
Compare the same development and similar floor plans, then adjust for view, floor level, balcony, parking, fit-out quality, tenancy status and building services. A bright, vacant unit with an efficient layout may attract a different buyer than a tenanted unit with the same advertised bedroom count.
Villas and townhouses: what affects valuation?
Plot size, built-up area, community location, landscaping, privacy, pool provision, renovation standard and whether the home is vacant all matter. A premium villa on a large plot should be compared with similarly sized plots, not simply with the nearest sale of any four-bedroom property.
Are prices rising or falling in Dubai Hills Estate?
The 12-month median based on official DLD data was approximately AED 2,400 per sq ft, around 0.2% lower year on year under that provider’s methodology. Individual monthly medians have varied during 2026. This is not enough evidence to conclude that every apartment or villa is worth 0.2% less than last year.
A shift towards smaller units can move the median even when a particular tower’s comparable price holds steady. To judge the direction of your property, look at a rolling set of sales in the same project or cluster and compare like with like.
Rental prices and investment returns
The same community report cites a median annual ready-home rent around AED 115,000 and an indicative gross yield near 6.03%, using its methodology. A separate analysis of official DLD data cites a median of AED 110,000 for new Ejari contracts, highlighting a difference in classification and measurement. Neither number is a quotation for your specific apartment.
For an investor, annual rent is only the starting point:
Gross rental yield = annual contracted rent ÷ purchase price × 100.
For example, a home bought for AED 2 million and let for AED 115,000 produces a 5.75% illustrative gross yield. Subtract service charges, property management fees where applicable, maintenance, insurance and vacant periods to estimate net operating yield. Mortgage interest and acquisition costs affect your personal return further.
What makes Dubai Hills Estate attractive to residents?
The appeal includes green spaces, retail and leisure destinations, schools and access to established road networks. For buyers choosing between buildings, however, practical details deserve as much attention as promotional amenities. Walk the route to the park, check parking at busy periods, assess nearby construction and calculate commuting times from the exact building.
Lifestyle convenience may support long-term rental demand, but it is not a guarantee of capital appreciation. Different parts of the community suit different household budgets and daily routines.
A better way to compare homes before making an offer
Ask for a building-specific comparison covering: (1) recent registered sales of the same type; (2) present asking prices and how long comparable stock has been advertised; (3) service charges and expected maintenance; (4) actual tenancy status; and (5) a realistic resale and rental scenario. A property bought at the wrong price can underperform even in a popular community.
For sellers, the same method prevents overpricing based on the highest listing in the development. Active advertisements show the competition, not completed buyer decisions.
Frequently asked questions
How much does property cost per square foot in Dubai Hills Estate?
Analyses of official DLD data available in October 2026 show trailing-year medians around AED 2,385–2,400 per sq ft, depending on methods and cut-offs. Individual buildings and villas can be materially above or below that band.
Is Dubai Hills Estate better for living or investing?
It can serve both, but the right choice depends on your preferred property type, budget, maintenance costs, tenant profile and holding period. Compare actual alternatives rather than choosing on community reputation alone.
Are villa prices the same as apartment prices?
No. They differ substantially in total value, property characteristics and transaction volume. Apartment medians should not be used to value villas.
