FAQs

Frequently Asked Questions

Can expats living in the UAE get a mortgage in Dubai?

Yes. Expats who live and work in the UAE can get a mortgage in Dubai from UAE banks and lenders, subject to lender criteria and UAE Central Bank rules. Your salary or business income, employment history, existing debts and the property you choose all affect how much you can borrow and the deposit you need.

Can non-residents get a mortgage in Dubai?

Yes. Several UAE banks offer mortgages to non-residents buying property in Dubai. Non-resident buyers usually need a larger deposit than UAE residents, and lenders typically ask for extra documents such as proof of overseas income and recent bank statements. Criteria, loan amounts and terms vary by lender.

How much deposit do I need to buy a property in Dubai?

The deposit depends on the buyer’s circumstances, property and lender. Under the UAE Central Bank framework, the maximum loan-to-value ratio for an eligible UAE-resident expatriate first-home owner-occupier buying a qualifying property under AED 5 million is 80%, which generally means at least a 20% down payment. Non-residents, properties over AED 5 million and second homes usually need a larger deposit. Purchase costs, including the 4% Dubai Land Department transfer fee, are paid on top.

What is mortgage pre-approval in the UAE?

Pre-approval is a lender’s initial assessment of how much you may be able to borrow, based on your income, commitments and documents. It helps you search within a realistic budget and shows sellers you are a serious buyer. It is valid for a limited period and is not a guarantee of final mortgage approval.

What is the maximum mortgage term in the UAE?

The maximum mortgage term in the UAE is 25 years under the UAE Central Bank’s mortgage regulations. A lender may offer a shorter term depending on your age, affordability and its lending policies.

Can self-employed people get a mortgage in Dubai?

Yes. Business owners and self-employed buyers can get a mortgage in Dubai, subject to the lender’s assessment. Lenders usually ask for a trade licence, company and personal bank statements and proof of business income, in addition to the usual identification documents.

Can I refinance my mortgage in Dubai?

Yes, in many cases. Whether refinancing makes sense depends on your current rate, the remaining loan, any early settlement fee and the new lender’s terms. UAE Central Bank rules cap early settlement fees at 1% of the outstanding balance or AED 10,000, whichever is lower. Our mortgage advisers can help you compare the costs and savings.

Mortgage information is general only. Eligibility, rates, fees, loan terms and approval are determined by the relevant mortgage provider and applicable regulations.
