FAQs

Frequently Asked Questions

Can expats living in the UAE get a mortgage in Dubai?

Yes. Expats who live and work in the UAE can get a mortgage in Dubai from UAE banks and lenders, subject to lender criteria and UAE Central Bank rules. Your salary or business income, employment history, existing debts and the property you choose all affect how much you can borrow and the deposit you need.

Can non-residents get a mortgage in Dubai?

Yes. Several UAE banks offer mortgages to non-residents buying property in Dubai. Non-resident buyers usually need a larger deposit than UAE residents, and lenders typically ask for extra documents such as proof of overseas income and recent bank statements. Criteria, loan amounts and terms vary by lender.

How much deposit do I need to buy a property in Dubai?

The deposit depends on the buyer’s circumstances, property and lender. Under the UAE Central Bank framework, the maximum loan-to-value ratio for an eligible UAE-resident expatriate first-home owner-occupier buying a qualifying property under AED 5 million is 80%, which generally means at least a 20% down payment. Other cases can require more, and purchase costs are additional.

What is mortgage pre-approval?

Pre-approval is a lender’s preliminary assessment of a buyer’s potential mortgage eligibility and borrowing amount. It is not a guarantee of final mortgage approval.

How long can a mortgage run in the UAE?

The UAE Central Bank’s published mortgage framework sets a maximum loan term of 25 years. A lender may offer a shorter term depending on age, affordability and its lending policies.

Can self-employed buyers obtain a mortgage?

Yes, subject to the lender’s assessment. Business owners may need to provide company and income documentation in addition to the usual identification and financial records.

Can I refinance my current mortgage?

Potentially. Eligibility, savings and total costs depend on your existing loan and the new lender’s terms. Our mortgage advisers can help you assess whether refinancing is suitable.
